What UK Specifiers Expect from Building Product Manufacturers in 2025

Share via:

Building product specifiers in the UK face growing pressure: from tighter building regulations, to sustainability goals, to cost control across the project lifecycle. As a result, their expectations of suppliers have evolved — and continue to shift. Understanding these expectations is key to getting specified, staying specified, and ultimately winning work.

Through interviews conducted by Leading Edge across recent research projects — spanning architects, M&E consultants, contractors, and housing associations — a clear picture is emerging. Specifiers expect more than just a compliant product. They expect partnership, responsiveness, and support across the specification journey.

1. Clear, Transparent Technical Product Information

Specifiers consistently emphasise the need for accurate, accessible product data. They want:

  • Detailed performance specifications
  • BIM-ready files and technical drawings
  • Certifications (e.g. BBA, EPDs, CE/UKCA marking)
  • Test data and installation guides

This isn’t just a tick-box exercise. Clear technical documentation builds trust and helps specifiers demonstrate due diligence. Where suppliers fall short, specifiers often move on to a competitor with better support.

2. Proactive and Knowledgeable Support

One theme that recurs across projects: specifiers value manufacturers who can act as advisors — not just sales reps. That includes:

  • Recommending appropriate solutions for specific build-ups
  • Providing early-stage design guidance
  • Being available to respond to technical queries quickly

In one recent interview, an architect working on healthcare projects told us: “I want to speak to someone who understands our challenges and can give me confidence in their solution, not just send me a brochure.”

3. Sustainability as Standard

Environmental credentials are no longer a differentiator — they’re an expectation. Specifiers want:

  • Transparency on embodied carbon and product lifecycle
  • Compatibility with sustainable construction standards (e.g. BREEAM, Passivhaus)
  • Circularity and end-of-life considerations

Manufacturers that can offer products with credible EPDs and sustainable sourcing policies are more likely to be shortlisted.

4. Flexibility and Responsiveness

Project timelines in construction are rarely smooth. Specifiers told us they appreciate suppliers who:

  • Can adapt to changes mid-project
  • Offer multiple solutions to suit evolving needs
  • Respond quickly to requests for data or revisions

“Speed of response can be a dealbreaker,” noted one M&E consultant. “If we’re waiting more than a day, we often go elsewhere.”

5. Evidence of Building Products Performance and Use

Specifiers like to see proof that your product works — ideally, in settings similar to their own. They often ask for:

  • Case studies and project references
  • Client testimonials
  • End-user or installer feedback

This kind of content reassures specifiers that your product delivers in the real world, not just on paper.

Meeting and Exceeding Expectations

What’s clear from Leading Edge’s research is that specifiers want long-term relationships, not just transactions. They expect building product manufacturers to:

  • Make their job easier
  • Help them meet compliance and sustainability targets
  • Provide reassurance through reliable service

Manufacturers who can deliver across these fronts are far more likely to win — and retain — specifications.
